Home Improvement – Home Improvements That Increase Property Value

Home Improvement – Home Improvements That Increase Property Value

http://www.REIClub.com – Home Improvements Can Drastically Increase Your Real Estate Value.. Here Are Some Home Improvement Tips For Your Property…

Hi, this is Frank Chen with REIClub.com, the only site you need as a real estate investor. Today I’ve got quick video on some home improvements that will increase your property value when you’re ready to sell.

When rehabbing homes, its really easy to get caught in the moment and splurge on a lot of things that you don’t actually need, such as expensive light fixtures, marble countertops, authentic wood cabinets, fancy faucets, these are all great, but does it fit your investment and your budget?

The first step before any rehab project is to first assess the neighborhood your fixer upper is in, and reference similar rehab properties for sale in the area.

Focus Areas for Rehab Houses: “Best Bang For Your Buck”

Kitchen
– heart of the house
– Focus on counter and cabinet space
– Room for an island?
– Sand and stain old cabinets
– Replace handles/knobs
– If Cabinets need replacing – find a wholesaler, paint or stain yourself
– Repaint, re-wallpaper or even refloor – hardwood or nice laminate
– Stainless steel appliances – new standard
– Deep sinks
– Countertops – granite, ceramic tile

Bathrooms
– Re-grout the tubs – no mold, mildew – free classes at home depot, simple-to-use grouting kits
– Focus on Master bathroom before any other
– Invest in nice vanities, mirror, tile for the bathtub and floor, new faucets
– Vinyl if you can’t afford tile.
– Adding an extra bathroom – increases value

“Green” Home Improvements
– weather stripping or caulking windows
– programmable thermostats
– Tinted windows
– lower flush-per-gallon toilets
– Saves energy and utility costs

Replacing Doors
– Habitat, goodwill are cheap options.

Room Conversions – increase sq.ft
– Garage, attic or basement
– Creating an office

Creating New Space
– You want a feeling of openness – if you can afford to knock down a wall to create more space, do it.

Landscaping
– Mostly for curb appeal – Budget the inside first. Doesn’t take much to make the outside look nice.

Fresh Paint
– Cover up holes
– Dust/powerwash before painting
– Interior first, exterior next – /sq.ft or you do it yourself to save money

Updates/Replacements
– Drywall Texture — popcorn outdated
– Doors
– Fixtures

Air sealing recessed lights | DIY home improvement tips | Rule Your Attic! With ENERGY STAR

Air sealing recessed lights | DIY home improvement tips | Rule Your Attic! With ENERGY STAR

Learn how to identify and air seal leaks around an attic can light/recessed light. Can lights or recessed lights in your attic floor are notorious for air leaks allowing conditioned air into your attic and making your home less energy efficient. Properly insulating can lights can save money, save energy, make your home more comfortable, and reduce the emissions that contribute to climate change. It’s easy to do yourself. Get more attic insulation tips at http://www.energystar.gov/ruleyourattic.

Here are the steps to seal air leaks around recessed lights in your attic:

1. Turn off the light associated with the fixture you are sealing
2. Carefully enter your attic (for safety you may want to lay a piece of plywood across the floor joists to stand or kneel on) and find the recessed light or ‘can.’
3. Pull existing insulation away from the base of the can (be careful as the can may still be hot).
4. Place your insulation cap over the can to make sure it fits properly.
5. If necessary, remove the cap and make modifications to it so that the bottom rim lies completely flat against the attic floor when placed over the can (you may need to mark the cap’s base with a pen to indicate places where the cap needs to be cut to fit over any supporting brackets.
6. If necessary, cut the areas on the cap you’ve marked.
7. Once the insulation cap is placed over the can and lies flush against the attic floor, apply spray foam around the base of the cap and let it dry and cure for at least 30 minutes.
8. Once the foam is dried, cover the cap with the existing insulation.
9. You’re done with this step! Now there are a couple of other things you can do to improve your home’s energy efficiency:
– Make sure you have enough insulation in your attic; learn how to measure your insulation : https://youtu.be/mrkqiRY3drU?list=PLMvJzVnMdhhvJQDT87dQSbZ68yzExp6PD
– Determine how much R-value you need for where you live : http://www.energystar.gov/index.cfm?c=home_sealing.hm_improvement_inspections#attic
– Check for other air leaks : https://www.youtube.com/playlist?list=PLMvJzVnMdhhvJQDT87dQSbZ68yzExp6PD

Not enough insulation in your attic? Time to install more. Not sure if you can handle the job yourself? Watch this video to find out if you should DIY or hire a contractor: https://youtu.be/EAviffw4SFk?list=PLMvJzVnMdhhvJQDT87dQSbZ68yzExp6PD
